Best location in the heart of Stuttgart Airport City
In the heart of Stuttgart Airport City and in close proximity to the terminal buildings and SkyLoop, with this modern and sustainable new build we are offering modern infrastructure in the best possible location. The airport operating company is planning the building from a sustainable viewpoint to earn gold certification according to the DGNB standard (distinction logic 09/15).
The airport company’s new office building is situated to the west of the terminal facilities of Stuttgart airport at 32 Flughafenstraße; to the west there is car park P2 and to the east is the SkyOffice office building. Therefore, the north-west corner of the building is the direct focus of the cars coming from the direction of Stuttgart.
Building and use
Due to the U-shaped layout of the building sections and the connection of the north- and south-wing over the atrium, a whole system is created with an inner courtyard.
The atrium with the main entrance and the entrance hall forms a fully transparent glass interstice. As a result, the offices that are orientated towards the courtyard benefit from an additional view in a westerly direction. The southern wing is longer towards the west so that the entrance forecourt is spatially defined and composed.
32 Flughafenstrasse has a total rental area of around 11,000 m² and is made up of two basement floors, one basement sub-level, four full- and two mezzanine floors. The two mezzanine floors 4 and 5 (levels 7 and 8) have the benefit of a spacious roof terrace (level 7) or a covered outside area (level 8).
A four floor high and generously proportioned foyer with a seating and reception area on the west side forms a prestigious entrance to the building.
Office rental units
|Office||5th floor (level 8)||rental unit 8.1||595m²|
|Office||4th floor (level 7)||rental unit 7.2||483m²|
|Archive||1st basement level (level 2)||3 rooms||11m²/room|
With the 4th and 5th floors (levels 7 and 8), the two rental units in the most attractive levels of the building come to the market. Both levels are designed as mezzanine floors and have the benefit of a roof terrace or covered terrace. Both levels have in common the fact that they tower above the neighbouring buildings and as a result have the pleasure of an excellent view.
